Certainly not, and no representative of the long-stay accommodation industry would presume to do so. However, it is always possible to see a ray of light in the midst of darkness, to make the best of a bad situation. For 2021, the Adagio apartment-hotel chain is certainly recording a decline in revenue per room of -38% for its residences in France, but this decline is less marked than that of rival hotel chains, which stands at -51% according to MKG. For Appart'City, the largest operator in France, this ability to withstand shocks better can be explained by<strong> its essentially domestic positioning <\/strong>with many of its hundred or so three-star establishments in medium-sized towns. \"\u00a0<em>This has enabled us to hold up better when the major cities were hit hard by the lack of foreign customers, but also by the stoppage of conferences, seminars and events.<\/em>\" says Emilie Sarda, the Group's Marketing and Communications Director.<\/p>\n<p>The data published by In Extenso for 2021 illustrates this difference. In \u00cele-de-France, urban residences recorded <strong>a fall in sales ranging from -45 % to -56 %<\/strong>The decline is more pronounced the further upmarket you are, or the closer you are to La D\u00e9fense. Conversely, without of course reaching 2019 levels, long-stay hotels in Lille, Marseille, Montpellier and Toulouse are posting much smaller declines, of between 12% and 15%.<\/p>\n<table style=\"border-collapse: collapse; width: 100%;\">\n<tbody>\n<tr>\n<td style=\"width: 100%;\">\n<h3>The crisis and furnished rental: the view of Michael Donteville, Marketing Director of Paris Attitude<\/h3>\n<p>\"\u00a0<em>We were impacted by the health crisis from February-March 2020 to June 2021, between the early departures of customers before the borders closed and the possible return of international travellers. In the second half of the year, <strong>American customers are back in business<\/strong>With rental demand even higher than in 2019. At the same time, to continue filling our flats, we have concentrated our efforts on domestic demand by doing a lot of marketing, encouraging owners to adapt rents and accept long-term rentals, and introducing cancellation insurance and credit notes for postponement requests.<\/em>\"\u00a0<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>Other factors explain this greater resilience to the shocks that have recurred since March 2020. Firstly, the sector has been able to keep more establishments open. At the height of the confinements, many residences were able to serve as<strong>flats to replace essential players<\/strong>Medical staff first and foremost. \"\u00a0<em>Some of our residences have also turned to social housing in partnership with prefectures and charities to accommodate people in vulnerable situations. As a result, our sites are filled to capacity for a good cause.<\/em>\" says Xavier Desaulles, recently appointed Managing Director of Adagio Aparthotels.<\/p>\n<p>Customers also included business travellers,<strong> forced to live under house arrest<\/strong>. Xavier Desaulles' predecessor at the head of Adagio, Karim Malak, spoke in particular of, <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/adagio-interview-malak-pdg-20200709.html\/\" target=\"_blank\" rel=\"noopener\">in an interview with Voyages d'affaires in the summer of 2020<\/a>These are the employees of Chinese or Indian companies who stayed on to work in Paris, blocked as they were by the sudden closure of borders. \"\u00a0<em>As we have a grocery shop in most of our establishments, they didn't even have to go out to do their shopping.<\/em>\" he described.<\/p>\n<p>The major advantages of urban residences - the kitchenette in the flats and the larger surface area of the flats - have played a key role in providing them with comfortable accommodation. <em>\"Our flats enabled business customers travelling throughout the health crisis to eat independently.<\/em>says Emilie Sarda, Marketing and Communications Director at Appart'City. <em>Generally speaking, <strong>customers also appreciated the space and independence of a flat<\/strong>to limit contact.<\/em>\u00a0\"Not to mention that, with the vagaries of the pandemic, this accommodation solution could guarantee travellers a degree of autonomy in the event of a positive test and quarantine.<\/p>\n<figure id=\"attachment_121387\" aria-describedby=\"caption-attachment-121387\" style=\"width: 700px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2022\/02\/appart-city-lyon-part-dieu.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-121387 size-full\" src=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2022\/02\/appart-city-lyon-part-dieu.jpg\" alt=\"Bistrot City restaurant in the Appart&#039;City Lyon-Part-Dieu.\" width=\"700\" height=\"467\" srcset=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2022\/02\/appart-city-lyon-part-dieu.jpg 700w, https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2022\/02\/appart-city-lyon-part-dieu-300x200-derived.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a><figcaption id=\"caption-attachment-121387\" class=\"wp-caption-text\">Bistrot City restaurant at the Appart'City Lyon-Part-Dieu<\/figcaption><\/figure>\n<p>New business customers were also able to discover the advantages of the long-stay formula, partly because many hotels were still closed, and partly because the players in the sector turned their attention to them. <strong>opportunistically<\/strong>. For example, in June 2020, Adagio reached out to the businesses neighbouring its establishments, inviting them to use the flats converted into offices free of charge, all in a safe, sanitary environment. This is not only a way of supporting the economic recovery, but also and above all of introducing a whole range of local SMEs to the benefits of residential accommodation. For its part, Appart'City, after the confinement of spring 2021, played on the idea of \"workation\" by proposing to the professionals of <strong>a change of scenery while continuing to telework<\/strong>. In addition to a promotional price, the Hello Voisin offer featured studios and flats with fitted kitchens and office areas, 100% fibre WiFi and the option of having your shopping delivered or ordering pizzas cooked on site.<\/p>\n<p>With the gradual resumption of business travel from September onwards, in addition to last summer's holidaymakers, the long-stay hotel sector saw its results pick up with the pre-covid period. \"\u00a0<em><strong>A recovery in the second half of the year<\/strong>\"\u00a0<\/em>says Ngor Houai Lee, European Managing Director of the Ascott group, parent company of the Citadines brand. Adagio is equally satisfied, according to Xavier Desaulles: \"\u00a0<em>in the last quarter we saw levels almost equivalent to those of 2019<\/em>\" .<\/p>\n<p>Of course, the fifth wave did not spare the sector, with its share of cancellations and postponements. But with the lifting of many restrictions, the horizon is gradually clearing. \"\u00a0<em>Although it's been a complicated start to the year, I'm confident in the strength of a <strong>rebound from March<\/strong>. Corporate clients are positioning themselves for new assignments from spring onwards.<\/em>\" However, he does not expect his chain's business to return to normal before late 2022 or early 2023.<\/p>\n<p>Having demonstrated both its resilience and its attractiveness during the crisis, the extended-stay hotel sector can play on a number of strengths to <strong>extending this positive momentum<\/strong>. Starting with the expected increase in the length of business trips, and the consequent need for ad hoc accommodation. \"\u00a0<em>The number of business stays of eight days or more has doubled between 2020 and 2021, and this trend is now stabilising.<\/em>\" says Emmanuel Ebray, Managing Director Western Europe at HRS. For their benefit, Adagio has launched <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/adagio-forfait-teletravailleurs-20211123.html\/\" target=\"_blank\" rel=\"noopener\">a Commuters offer<\/a> in its establishments close to business districts and professional meeting places.
