My approach was fairly instinctive, when I realised that there was a <strong>wasting space in big cities<\/strong>. There are a lot of flats and lofts that are underused during the day on weekdays and that could be useful for professionals: entrepreneurs, start-ups or larger companies, for short-term use, to meet and interact, while being in the centre of the city. <strong>physical world <\/strong>rather than <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/teletravail-bureau-travelperk-20230412.html\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>teleworking<\/strong><\/a>. It was with this in mind that I created OfficeRiders. We're not interested in offices, but rather in all those unique, singular spaces, which are going to be all the more relevant in a context where professionals need to have a place to call their own. <strong>humanised context <\/strong>when they are face-to-face.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Who are OfficeRiders? <\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer - <\/strong>There are around two thirds private individuals and one third professionals, often workshops, art galleries... But there is no classic, traditional office, like the meeting room in a tower block at La D\u00e9fense, for example. We are interested in all types of space, as long as they are highly humanised, with a strong personality. And there's usually a host behind the scenes to add a touch of authenticity.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Why close the door on more traditional meeting spaces? <\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> If we start distributing meeting rooms in a chain hotel, we'll find ourselves competing with an offer that we've managed to reveal thanks to an innovative business model. Even so, we have hotels in our catalogue, but they are independent boutique hotels, and a few coworking players that stand out. We have a strong position because we provide access to original spaces. Of course, there are practical and attractive meeting rooms in hotels, but we advocate diversity and authenticity, so that you get a different experience every time, with larger and less expensive spaces.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Who are the riders, the professionals who book the spaces?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer - <\/strong>We talk a lot to start-ups, but not just start-ups. SMEs and major groups come to us for their seminars and team meetings. We've already worked with the entire Cac 40. We had a niche positioning before Covid, but today the phenomenon has spread, and our clients include LVMH, L'Or\u00e9al...<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Aren't these companies reluctant to use a private individual for meetings and events?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> When we created OffieRiders, the feeling among companies towards private individuals was not necessarily positive. There might have been some reservations about the <strong>service layer<\/strong> that would be delivered. Today, the feedback speaks for itself: the best reviews are for private spaces. Hosts often put more heart into the experience, there's more authenticity, and these experiences are much appreciated by businesses.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Do you also cater for events, with sufficiently large venues?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer - <\/strong>We do not exceed <strong>80 or 100 people<\/strong>. Our core target is a format combining between <strong>3 and 30 people<\/strong>.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Do you cover ancillary activities such as catering? <\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> We do this through our hosts, who can offer services. I'm the first, because I'm a host on the site! I offer hot drinks, breakfast... And we have partners who can offer their lunches, their cocktail receptions, their chef service... An OfficeRiders reservation already guarantees essentials such as wifi, a screen for projecting, a flipchart and hot drinks. And other service layers can be added.<\/p>\n\n\n\n<aside class=\"wp-block-varenne-quote\"><blockquote><p>demand has really expanded as companies reorganise their work, and third places are increasingly being considered<\/p><\/blockquote><\/aside>\n\n\n\n<h4 class=\"wp-block-heading\">How has demand evolved since the recovery? <\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> In 2022, we were looking at a level of activity four times higher than in 2019, before Covid. Of course, the short-term impact was negative during the crisis, but <strong>the recovery was exponential from 2022 onwards<\/strong>. We're seeing this in terms of the targets we're targeting, the companies we're talking to: demand has really expanded because companies are reorganising the way they work, and third places are being considered more and more. The economic crisis has made companies realise that certain things can be done remotely, and that it's not necessarily useful to have all the employees travelling to their centralised office every day, wasting time in transport... Things have moved on, and that has enabled us to emerge as a relevant solution, and no longer as a 'UFO'.<\/p>\n\n\n\n<aside class=\"wp-block-varenne-link-block\"><p><a href=\"https:\/\/www.voyages-d-affaires.com\/en\/iwg-hybride-ecoresponsable-20230510.html\/\" data-id=\"148269\">Telecommuting, third places: the hybrid office to limit your carbon footprint?<\/a><\/p><\/aside>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2023\/07\/officeriders-b.jpg\" alt=\"\" class=\"wp-image-152935\" width=\"257\" height=\"386\" srcset=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2023\/07\/officeriders-b.jpg 600w, https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2023\/07\/officeriders-b-200x300-derived.jpg 200w\" sizes=\"auto, (max-width: 257px) 100vw, 257px\" \/><\/figure><\/div>\n\n\n\n<h4 class=\"wp-block-heading\">Has demand also changed in terms of booking habits and usage? <\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> We're seeing more and more repeat business, with companies booking four dates over four weeks. <strong>We're moving away from the 'events' reflex towards something that is increasingly replacing the office.<\/strong>. Therein lies a huge opportunity for us: budgets that are no longer placed on 3-6-9 leases. Companies are reducing the surface area of their head offices, in favour of solutions like ours. Money that is no longer spent on rent is invested in team building and qualitative interaction. It's all about getting together less, but better.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Is there still a demand for hybrid formats?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer - <\/strong>Some partners have joined our platform to offer video and streaming solutions, and to organise phygital events. For example, we have a partnership with Logitech. This is a format that was used a lot during the crisis, but we're seeing a decline now, with less demand.<\/p>\n\n\n\n<aside class=\"wp-block-varenne-link-block\"><p><a href=\"https:\/\/www.voyages-d-affaires.com\/en\/evenements-hybrides-cote-azur-20211025.html\/\" data-id=\"115255\">Hybrid events on the C\u00f4te d'Azur: mixed reviews, mixed opinions...<\/a><\/p><\/aside>\n\n\n\n<h4 class=\"wp-block-heading\">Companies are complaining about <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/previsions-cwt-gbta-2024-20230823.html\/\" target=\"_blank\" rel=\"noreferrer noopener\">price hikes<\/a> in meetings &amp; events. Have you also been affected by this trend?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> Riders pay 50 to 70% of what they would pay for traditional options, such as a meeting room in a business centre or hotel. And yet our guests make three times more money than if they rented the space via Airbnb. The entry price for traditional spaces is often around 2,000 euros, whereas we have an average shopping basket of 800 euros. Our riders choose us above all for the quality of the spaces, but also for the reasonable prices.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">What are your plans for the autumn?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> The period from September to December generates a lot of business. In general, in the last quarter we do almost as much business as the rest of the year. We're currently at 50% of growth, and we hope to be at 100 or even 150% of growth over the last few months of the year. So we have very high expectations for the end of the year.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Does OfficeRiders, like other players in the market, run the risk of bottlenecks at major events such as <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/paris-2024-travaux-etat-aerie-20230717.html\/\" target=\"_blank\" rel=\"noreferrer noopener\">Paris 2024<\/a> ?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer -<\/strong> Yes, we do. But we have a lot of offers, particularly in the Paris region. Every month, we record more than 100 new space publications. So there's a mechanical effect that pushes hosts to be reasonable on prices because there is competition. Supply is growing faster than demand on our site, which tends to push prices down.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">How do you feel about the consolidation that your competitors have been undergoing for several months now?<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Florian Delifer - <\/strong>We're seeing companies fail, others merge, there's a lot of manoeuvring going on. But we have a very unique and competitive offering. And we think that's why we're still here! We're going to be launching a new site in the autumn, with artificial intelligence and other innovative features. So we're still optimistic, even if things are consolidating with players who don't have the same authenticity. We certainly don't have the same resources as others, or the same number of employees, but the difference isn't so obvious in terms of sales figures. We intend to make our mark in our core target markets, and it's hard to beat us in formats for less than 50 people in terms of price and originality. We have no problem leaving residential seminars and larger formats to bigger players.
