While these spaces are solutions tailored to business travellers, they are undoubtedly not Wojo's main activity?<\/h2>\n\n\n\n
S. D. - <\/strong>Our core business is dedicated office space, with pure coworking accounting for only a small proportion of our sales. The second core business is meeting rooms and events. With meeting rooms and event venues whose clientele is divided equally between our internal members and external customers. To promote these spaces, we distribute our offer via a dozen booking platforms such as Worklib, Kactus, Rejolt... Sites such as Wojo Saint-Lazare, Montparnasse or BNF have been designed to develop an events business with spaces that can accommodate from fifty to one hundred and fifty people, or even more, whether for conferences, cocktail parties or product launches. D. - <\/strong>Across our entire ecosystem, we provide day-to-day support to almost 10,000 members, with half of them major accounts and half SMEs. These include corporate groups that need to set up a branch with 50 workstations in Bordeaux, Lille or Lyon, or are looking for strategic locations in Paris, near stations such as Montparnasse, Saint-Lazare or Gare de Lyon. Our customers also include companies whose teams work on projects for 24 or 36 months and choose flexible solutions like ours, or start-ups that are growing fast after raising funds and come to us with 10 workstations to grow to around a hundred the following year. We're also seeing the success of the 'pay as you go' formula, with companies that have their own premises but need to rent offices on a half-day or full-day basis. It's mainly a one-shot deal, but it's a growing market.<\/p>\n\n\n\nS. D. -<\/strong> The Covid crisis has profoundly transformed the way work is organised. Companies are now returning to the office on a massive scale, particularly to bring their teams together. Remote working may have held out for a few more years, because everyone knew everyone else, but companies are faced with staff turnover, and therefore the need to bring them together. Most have moved to a hybrid model, with three days in the office and two days teleworking, with Mondays, Tuesdays and Thursdays the busiest days.<\/p>\n\n\n\nS. D. - <\/strong>We put a lot of effort into the community aspect, interaction between our members, and well-being in the workplace. To attract employees to the office, we put a lot of emphasis on making our premises more lively, with yoga or pilates classes, afterwork sessions, etc. The important thing is to establish a regular pattern of events. In this context, we have noticed that afterwork sessions are no longer systematically scheduled for Thursdays. Some companies ask us to organise them on Tuesdays or Wednesdays, while others want dinners on Fridays, for example. Habits are changing. And so are office layouts. The market has been evolving for five years. Some of our customers are opting for very few workstations and lots of phone boxes, while others are opting for distinctive furniture with high tables or guest tables alongside traditional offices. S. D. - <\/strong>To begin with, we are making a similar shift to the hotel industry by moving towards variable leases or management contracts, rather than traditional 3-6-9 leases. At present, 30% of our portfolio is under asset light, with, as in the hotel industry, the idea of sharing both profits and risks with the owners. At the same time, our ambition is to continue to expand our network in France and, why not, to resume our expansion in Spain. We already have a site in Barcelona, which is doing very well, and we had ambitions in that country, but the Covid crisis has dampened our spirits. We're also renovating some of our sites, such as Wojo C\u0153ur D\u00e9fense and Issy-les-Moulineaux, with a new approach to hospitality, based around a single hub that includes the bar, with the idea of creating a sort of village square. We also want to develop Mama Works, which offers us a more lifestyle option, whereas Wojo is more corporate. Finally, we are also working on several projects in Europe to integrate our spaces into new hotel constructions. With the growth of the bleisure trend, including the business element in mixed-use projects is becoming increasingly important.<\/p>\n\n\n\n
