Long considered to be the Mecca of 'Spring Breaks', the spring parties that bring together thousands of students in search of sun, beaches, thongs and bikinis, Miami has become a city of creativity, entrepreneurship, finance and new technologies.

Downtown, Brickell and the Financial District, the once-spirited neighbourhoods that used to be deserted once the day's business was done, are now part of the city. the delights of a young, affluent population. Living in luxury condos close to office buildings, they are attracting a host of new restaurants and designer boutiques.

The rush of great architects to the bay is an irrefutable sign of this revival. The late Zaha Hadid will have signed her latest project in Miami, the One Thousand Museum, a sumptuous curved residential tower facing the harbour. Work has not yet been completed, but the flats are already snapped up, despite costing between 6 and 18 million dollars.

Just a stone's throw away, the Miami Science Museum, designed by Grimshaw Architects, is due to open its doors in 2017, not far from the Perez Art Museum Miami (PAMM), inaugurated in 2013 and designed by Herzog and De Meuron. Prior to this institutional project, the two famous Swiss architects had already built a number of residential and commercial buildings in Miami, including 1111 on Lincoln Road, a 1950s-style car park crowned by a restaurant and a number of boutiques, and Jade Signature in Sunny Isles, to the north of the city, a condo soaring above the sea.

With the "signature" condo concept flourishing in Miami, other starchitects have jumped on the bandwagon: Jean Nouvel with the Monade TerraceRenzo Piano, who recently completed the beachfront Eighty Seven Park in North Beach, and Norman Foster in Miami Beach with Faena House, a 41-apartment complex with a spa and swimming pool in the heart of the Art Deco district.

<img loading="lazy" decoding="async" class="wp-image-62741 size-full" src="https://www.voyages-d-affaires.com/wp-content/uploads/2017/07/Miami_Ocean-Drive_340.jpg" alt="On Ocean Drive, the Art Deco buildings bear witness to the heyday of the 30s and 40s. This explains the revival of neighbourhoods that have long been under-exploited. The trend began in Miami Downtown, then extended to Coconut Grove and Coral Gables, which are veritable villages integrated into the city. "Of the conurbation's 2.5 million inhabitants, around half were born outside North America, in the Caribbean, Latin America, Europe or Asia, and a third speak a language other than English at home."says Maria Camacho, spokesperson for the Beacon Council, Miami County's economic development agency.

Brazilian artist Romero Britto, the creator of colourful pop art sculptures, embodies the multicultural spirit of his adopted city. This youth and diversity generates a wonderful energy. "Many tech and software companies are starting to set up here, leading to profound changes in the ecosystem."The Beacon Council's vice-president for research and strategy, Jaap Donath, explains. Although they came later than in New York or San Francisco, they have blossomed with impressive speed here. incubators and coworking spaces such as WeWork or Quest Workspace.

New technologies, which were not really a priority in the early 2010s, are becoming a growth sector, encouraged by a strong local commitment. "There is now a synergy between the private sector and universities, which is encouraging the creation of start-ups."says Jaap Donath. The e-Merge America high-tech trade fair, which was still in its infancy a few years ago, is enjoying growing success and attracting more and more international visitors, particularly from the Smart Cities sector.

In 2015, Miami was awarded Green City status in recognition of its ambition to become a sustainable city. "Miami County is the first in the United States to have introduced a 'Chief Resilience Officer', i.e. a person responsible for crisis situations, particularly those linked to the environment, such as natural disasters."explains Jaap Donath. In fact, Miami is very sensitive to environmental issues, as the problem of rising water levels is a very real one for the population. As a result, more and more efforts are being made to make Miami one of the most environmentally friendly cities in the world. green cityIt's all very well, if you can call it that, under such blue skies. Among the development projects, a linear park of around 20 km, under the aerial metro, accompanied by cycle paths, should soon see the light of day, stretching from Miami River to Dadeland South Station.

Encouraged by the arty emergence of Wynwood and the unflagging effervescence of Miami Beach, Brickell and its Financial District are also coming back to life, with an abundance of trendy new restaurants and fashionable boutiques © Ludovic Maisant

"The standard of living and quality of life are very high and rents are still affordable, at least compared with New York or San Francisco."says Jaap Donath. What's more, with the presence of new industries on the rise, many foreign entrepreneurs have decided to set up here, encouraged by a advantageous taxation and a time difference of just six hours with Europe. What's more, while Miami can't boast universities as prestigious as those in New England or CaliforniaThe University of Florida is highly regarded and its skilled workforce is growing rapidly. "The diversity of the population means that it's easy to hire people who are aware of cultural nuances, which is crucial when you're working abroad."says Jaap Donath.

Crossroads of the Americas

As a result, Miami is a hub for trade to and from Florida, benefiting from trade agreements with Latin American countries such as Chile and the Dominican Republic. The infrastructure is also conducive to these international flows. While Florida has a total of 15 ports and 19 airports, Miami tops the list. Its airport is the leading American hub for freight and the second for the number of international travellers. And this hub, which today serves 135 destinations worldwide thanks to the presence of 90 airlines, has just been completely redesigned.

The commercial port has also been redeveloped to accommodate more supertankers. As for the cruise terminal, which broke attendance records in 2016, it can now accommodate between seven and nine vessels at the same time. The port, which has made Miami the "cruise capital of the world", has become so large that France's Bouygues has been asked to build a tunnel to link it to the city centre.

Inaugurated in 2014, it is a a real technical feat in an environment where it is difficult to build underground because of the combination of sand and water. In fact, venturing underground is so dangerous that car parks are built on the first floors of buildings.

This tunnel made in France also marks a desire to relieve congestion in a city that is increasingly threatened by traffic jams as a result of population growth and tourism. The construction of rail lines linking Miami to other Florida cities, in particular the Miami-Orlando line, expected this year, should also help. "We are one of the few metropolises in the world that can move people and goods around so easily."concludes Jaap Donath.

Thanks to its pivotal position between North and South AmericaMiami has also established itself as a media hub, hosting American television channels aimed at Latin America, such as Discovery Channel, HBO and MTV Latin America, as well as the Network Access Point of the Americas, a building in Downtown where all worldwide calls to Latin America are collected and then dispatched.

This beautiful diversity makes Miami a destination in a class of its own, full of exoticism for foreigners and Americans alike. In fact, Florida attracted 113 million visitors in 2016, just 120 years after the birth of Miami. A very young city with a bright future ahead of it.

Sun and relaxation on the terrace of the Standard Hotel, near South Beach © Ludovic Maisant

Interview with gallery owner Kamel Mennour

art basel miami, a point of
decisive meeting.

My colleagues and I have been coming to Art Basel Miami for over ten years. It's a key meeting point for Americans, South Americans and Europeans alike. We come to discover American galleries, but also to see European galleries that we already know from a different angle. Every year we come up with a new formula. Two years ago, the theme was historical and political anticipation, frankly relevant today, around a piece by Huang Yong Ping, the artist who took over the Grand Palais at the last Monumenta. While the Basel event is rigorous, the Miami event is more relaxed and festive. Every year, we work upstream to find a formula that will set the tone for our stand. And that's very stimulating.

Miami is also a meeting place for American collectors, so for us it's a must. Many of the artists we represent are able to make contacts and forge relationships with our colleagues. American gallery owners decide to represent our artists in the United States and vice versa: that's the idea of the swap. Continuing to support emerging artists is part of our DNA. We certainly represent stars like Kapoor and Buren, but we also represent unknowns who are making extraordinary breakthroughs, like Mohamed Bourouissa. Thanks to Art Basel Miami, I don't feel the need to open a gallery in the United States. ÉUnited States.
