With other players such as Onefinestay, Sweet Inn and MagicStay following in its wake, the leader in collaborative accommodation, Airbnb, has popularised long-stay accommodation with the general public - and increasingly with mobile executives on long-term assignments. <strong>another way of looking at travel<\/strong>. It's a rather free way of doing things, where travellers are no longer confined to a hotel room of around twenty square metres, but can enjoy, for the same price, if not less, an entire flat with all the practical features that make you feel at home everywhere: a fully-equipped kitchen, washing machine, coffee machine, etc. In short, everything that for a long time was offered by hoteliers. In short, everything that, for a long time, was only offered by <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/longs-sejours-toute-la-planete-en-residences-20150806.html\/\" target=\"_blank\" rel=\"noopener noreferrer\">extended stay hotels<\/a> as it is known in the United States. After all, it was in the United States that this concept was born some thirty years ago, before setting out to conquer the world...<\/p>\n\n\n\n<p><a href=\"https:\/\/www.voyages-d-affaires.com\/en\/decideur-alfred-ong-directeur-general-europe-the-ascott-limited-20161209.html\/\" target=\"_blank\" rel=\"noopener noreferrer\">Ascott with its Lyf brand<\/a>Frasers with its Capri hotels, <a href=\"https:\/\/www.voyages-d-affaires.com\/en\/adagio-experiences-nouvelles-longs-sejours-20161021.html\/\" target=\"_blank\" rel=\"noopener noreferrer\">Adagio with its Stories pilot project<\/a> In the face of well-established competition from rental platforms, several major players in the long-stay segment are responding with venues that are very much in tune with the expectations of the new generation of travellers, who are most inclined to give in to the siren calls of Airbnb and co.<\/p>\n\n\n\n<aside class=\"wp-block-varenne-quote\"><blockquote><p>From their essentially practical beginnings, urban residences have moved on to designer furniture, trendy decorations... in short, to the spirit of the times.<\/p><\/blockquote><\/aside>\n\n\n\n<p>Of course, this movement had already been underway for around ten years. <strong>With a series of renovations and moves upmarket,<\/strong> these specialists have succeeded in giving their establishments a much more contemporary dimension. Appart City, the leader in the French long-stay market, is following suit, and at the end of the summer it will be launching a renovation plan for its establishments, focusing on two new three- and four-star room concepts.<\/p>\n\n\n\n<p>From being essentially practical in their early days, urban residences have moved on to designer furniture, trendy decorations... in short, to the spirit of the times. But now, <strong>it's a new spirit, very contemporary, very collaborative,<\/strong> which underpins the new concepts. Announced last November, Ascott's new Lyf brand - which stands for \"Live Your Freedom\" - plays on the \"coliving\" and \"coworking\" trends. Beyond its naturally cutting-edge design, the Lyf concept is based on communal areas that have never been so aptly named. Shared workspaces, a kitchen where several people can prepare meals, table football in the laundry room: everything is designed to encourage residents to get to know each other. This idea is also reflected in the accommodation, with 'twin' rooms grouped around the same kitchen, and flats with four or six bedrooms opening onto a kitchen, work area and living room. Known as \"All Together\", these flats are mainly <strong>dedicated to business travellers in project mode.<\/strong> \"<em>Lyf is the perfect accommodation for young entrepreneurs, start-ups and people working in creative fields.<\/em>\"explains Lee Chee Koon, CEO of Ascott.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-les-grands-esprits-se-rencontrent\">Great minds meet<\/h3>\n\n\n\n<p>The fact that another brand, Element, had the same idea at almost the same time is certainly no coincidence, demonstrating the topicality of this community initiative. At the end of January, the Marriott Group brand presented, <strong>in pilot phase<\/strong>The new flats comprise a living room, dining room and kitchen, with four bedrooms around them. \"<em>This allows groups who want to work on joint projects or share time together to meet in a private setting.<\/em>\"says John Licence, Vice President, Premium and Select Brands, Marriott International Europe.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"aligncenter\"><a href=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2017\/07\/adagio-paris-bercy-village.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"467\" src=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2017\/07\/adagio-paris-bercy-village.jpg\" alt=\"Adagio Paris Bercy Village\" class=\"wp-image-63189\" srcset=\"https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2017\/07\/adagio-paris-bercy-village.jpg 700w, https:\/\/www.voyages-d-affaires.com\/wp-content\/uploads\/2017\/07\/adagio-paris-bercy-village-300x200-derived.jpg 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\" \/><\/a><figcaption>Feeling good at home. This is why Adagio provides its customers with libraries of objects from which to borrow plants, frames and cushions \u00a9 Apparthotels Adagio<\/figcaption><\/figure><\/div>\n\n\n\n<p>In addition, Element is exploring new ways to make guests' stay more enjoyable, such as a wine dispenser activated by the room key, where guests can pour themselves a glass to relax at the end of the day. \"<em>These innovations meet the needs of today's highly independent business travellers, who are looking for a simple stay, with quality bedding and good food and beverage options, but without all the hotel services.<\/em> \"<\/p>\n\n\n\n<p>Zoku, a new store launched last year in Amsterdam and which could soon appear near the new courthouse in Paris, as part of the 'R\u00e9inventer Paris' project, also incorporates all the elements of contemporary professional nomadism. <strong>Coworking spaces<\/strong>The hotel is clearly part of the trend, with small meeting rooms available 24 hours a day, a designer living room, a restaurant with large guest tables and a rooftop garden. What's more, the room concept is as ingenious as it is practical, designed around retractable elements, storage hidden behind Japanese panels and a mezzanine bed. Travel habits, ways of experiencing accommodation and customer expectations have changed profoundly. As a result, Adagio wants to provide new responses to consumer expectations. Adagio is well advanced in Abidjan and Port Gentil. Frasers, meanwhile, which will shortly be opening an establishment in Abuja, has signed a deal to set up in Brazzaville. Even ApartCity, long confined to the French market, is getting in on the act and will be making its international debut in Cotonou and Abidjan at the end of 2018, followed by Ouagadougou in 2019. At the same time, the brand will appear in Brussels and Geneva in 2019.<\/p>\n<p>Car <strong>Europe remains a very popular territory<\/strong> for the development of new residences. After a first establishment on the continent, in Amsterdam, Element is due to set up in London in 2019.Along with Germany, the United Kingdom is also Adagio's top priority. After Edinburgh in early 2017, the chain will soon be arriving in London and Leicester. Across the Rhine, in addition to Frankfurt, the brand will also be appearing in Bremen, Kiel and Freiburg.<\/p>\n<p>For their part, Ascott and Frasers, the two world leaders, are continuing to expand, obviously in Asia, their homeland, but also elsewhere. For the first time, Ascott will be offering a Citadines <strong>in South America<\/strong>The group is not hiding its desire to expand in Brazil, Argentina, Chile and Mexico. Another big news is New York, where Citadines will be making its debut next year. For its part, Frasers Hospitality is strengthening its offer in the Gulf, notably in Doha, and in Europe with the inauguration in May of a Capri in Berlin, followed by another in Leipzig.<\/p>\n<p><\/aside>\n\n\n\n\n<p>Following the lessons learnt from this pilot phase, the lobbies of Aparthotels Adagio will be redesigned to allow customers to share pleasant moments over an aperitif, a meal prepared with a chef or, why not, a yoga class. \"<em>We're going back to the basics of the hospitality business to make life easier for business travellers<\/em>says Karim Malak. <em>For a long time, we emphasised the autonomy offered by aparthotels. This independence is still there, but we are now encouraging more relationships, both between our customers and with our teams.<\/em>\"Without forgetting their own little comforts either, as the project revealed that when they're away from home for a long time, travellers like to personalise their flat by putting the table on one side or changing the orientation of the desk...<\/p>\n\n\n\n<p>Also, <strong>to make them feel at home<\/strong>Adagio will be offering a 'library' of practical, decorative and original items to borrow, including books, skateboards, plaids, board games, kitchen accessories and a rocking horse. \"<em>Our customers will also find plants that they can look after during their stay, and leave when they leave so that someone else can look after them in turn.<\/em>\"says Adagio's Managing Director. From the end of this year, a quarter of the network will have this library, in addition to a delicatessen offering customers everything from toothpaste to drinks and ready meals.<\/p>\n\n\n\n<aside class=\"wp-block-varenne-quote\"><blockquote><p>It is likely that the future of alternative accommodation lies in its ability to deliver services that the traditional hotel industry has always offered its customers.<\/p><\/blockquote><\/aside>\n\n\n\n<p>While these examples testify to a metamorphosis underway, the bulk of the long-stay hotel offer remains more traditional. While Airbnb has brought to light the advantages of staying in real, fully-equipped studio apartments, the specialists in the long-stay hotel sector are keen to point out that there are other similarities, <strong>what differentiates them from the American \"disrupter<\/strong>. The first of these differences obviously concerns the collection of customers from private individuals, a stress factor for travellers. Other grievances that may argue in favour of more 'standardised' accommodation include the fact that there is not always an immediate response as to availability or the assurance of having high-speed WiFi... Finally, the long-stay brands emphasise an important dimension in the eyes of companies: security, with establishments that are under surveillance, meet the latest fire standards and, moreover, are integrated into the entire business travel ecosystem. This enables travel managers to know where their employees are in the event of a crisis.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-la-reponse-d-airbnb\">Airbnb's response<\/h3>\n\n\n\n<p>To all these legitimate concerns of travel managers and their nomadic executives, alternative accommodation is coming up with its own answers. Starting, first and foremost, with Airbnb which, for the benefit of travellers, now distinguishes on its site between <strong>business travel ready\" accommodation<\/strong> accessible 24 hours a day, and is also beginning to build strong relationships with the various players in the business travel industry (see interview). This 'corporate compatible' aspect has also been the raison d'\u00eatre of another player, MagicStay, since its inception in 2014. Today, the French start-up has 100,000 accommodations in 75 business cities, selected according to criteria that match the expectations of business travellers, most of them in city centres or close to conference centres. Our ambition is to support them throughout their journey with simple tools focused on their needs. C.<\/strong> - At the end of April we launched a new \"Business Travel Ready\" accommodation search filter feature - available on the website and smartphones - to make it easier to book work-friendly flats. Business travellers can now filter the results to show only those offers that include amenities such as WiFi, toiletries, irons, clothes hangers and so on. There are currently more than 150,000 \"business travel ready\" accommodations worldwide. All these listings offer essential services such as a laptop-friendly workspace and 24-hour check-in. In short, everything a traveller needs to feel at home while on the road.<\/p>\n<h3>How is the \"Airbnb for businesses\" offer developing?<\/h3>\n<p><strong>T. C.<\/strong> - More than 10 % of trips made on Airbnb are business trips, the number of which actually tripled in 2016. We have just passed the milestone of 250,000 businesses worldwide using Airbnb. Nearly 18,000 new companies sign up every week. At the same time, Airbnb has forged partnerships with leading travel management companies such as American Express Global Business Travel, BCD Travel and Carlson Wagonlit. These partnerships mark an important step forward for our \"Airbnb for Business\" solution.<br \/>\n<\/aside>\n\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-services-compris\">Services included<\/h3>\n\n\n\n<p>It is highly likely that the future of alternative accommodation will be played out there, on <strong>its ability to deliver services<\/strong> that the classic hotel industry has always offered its customers. Whether it's the most basic thing, handing over the keys, or all the extras that make a stay enjoyable. To compensate for the fact that its rooms are scattered around the city, Sweet Inn has come up with an original solution by setting up a reception in the city centre, a sort of lobby where travellers can put down their luggage and relax.
