This 1,400 m\u00b2 facility, inaugurated just over two years ago, is essentially made up of workspaces with <strong>coworking packages<\/strong> hourly to monthly rates and more sedentary offers, based around open spaces and closed offices. As in most business centres, we offer traditional services - telephone reception, office automation, domiciliation - but also a barber shop, concierge services and events. At Deskopolitan Paris Voltaire, as we have 6,000 m\u00b2, we want to take the concept even further with <strong>services that we're less used to seeing<\/strong> this environment.<\/p>\n<h3>What does that mean?<\/h3>\n<p><strong>P. C. -<\/strong> In addition to the 4,000 m\u00b2 of office and coworking space, comprising open and closed offices, meeting rooms and creative rooms, Deskopolitan Voltaire will offer a wide range of services. These include a 1,000 m\u00b2 sports studio, a 23-baby cr\u00e8che, a 70-cover restaurant and a 14-room hotel residence. Apart from the latter, which we operate under <strong>our bed&amp;coworking brand<\/strong>As a subsidiary of Deskopolitan, we have chosen to work with real professionals to operate these services, such as Episod for fitness, Maison Kangourou for the cr\u00e8che and a well-known bistro chef. As a result, these venues are aimed at both our customers and the general public. In this way, we can offer larger facilities than if they were reserved for our residents alone. Of course, residents will have priority access to the cr\u00e8che, and the restaurant will be accessible to coworkers. C. -<\/strong> What we loved about this new site was the <strong>idea of proximity<\/strong>. So I don't know whether all our customers will use the cr\u00e8che or the rooms in our residence. The aim is not for them to be able to live on their own with us. But, with lives that go by at a hundred miles an hour, that go in all directions, by bringing all these services together, we bring them a little comfort by avoiding certain journeys. In that sense, <strong>the choice of location is important<\/strong>. Unlike most of our competitors, such as Spaces or WeWork, we don't set up in business districts, but where people live. We took this to heart when we first set up in the 10th arrondissement. So we were among the first to come to the east of Paris, outside the coworking caf\u00e9s. The approach is the same with Deskopolitan Voltaire. One constant, because we're targeting a nomadic clientele, is to have very accessible locations: Deskopolitan Ch\u00e2teau d'Eau is very close to the Gare de l'Est and Gare du Nord stations, and the one on Boulevard Voltaire is a stone's throw from Place de la Nation.<\/p>\n<blockquote><p>Unlike most of our competitors such as Spaces or WeWork, we don't set up in business districts, but where people live.<\/p><\/blockquote>\n<h3>Is your bed&amp;coworking residence also open to outside customers?<\/h3>\n<p><strong>P. C. -<\/strong> Of course it is. It's open to everyone, but focused on <strong>business travellers<\/strong> or seminars. As a result, it will not be marketed on mainstream distribution platforms. We have the specifications of a three-star hotel, with small kitchens in each room. Residents are de facto Deskopolitan customers, as they have access to the coworking space when they take a room. It all works together. We're lucky to have a site that perfectly embodies a 'campus' spirit, with outdoor spaces and gardens, surrounded by three buildings. The first, on the street and in the Art Deco style, was once <strong>the headquarters of the Cusenier distillery<\/strong>. The old factory hall was demolished in the 1960s and replaced by a building that was completely restructured by architect Franklin Azzi. Finally, at the end of the plot, a new building has been constructed to house the 14 bedrooms in the residence.<\/p>\n<h3>Why did you want to add this residential component?<\/h3>\n<p><strong>P. C. -<\/strong> On our first site, we regularly received requests for accommodation from coworkers. We referred them to establishments in the area that we liked. Time will tell, but we think that <strong>workspaces and residences go well together<\/strong>. The product is ideal for business travellers who don't always feel like going to restaurants when they're away and who want to feel a bit at home.<\/p>\n<p><b><\/b><\/p>\n<h3>Who is Deskopolitan's typical customer?<\/h3>\n<p><strong>P. C. -<\/strong> We are fortunate to have a wide range of customers. We receive nomadic professionals who come for a few hours and then go back to work. <strong>entrepreneurs on the move<\/strong>. We see them very often for two or three weeks, then they disappear from the scene for a few months, before coming back later. As far as residents are concerned, even more than start-ups, our core target is very small businesses or French subsidiaries of foreign companies. As we take care of the logistics, they can start their business without having to worry about all that, while still benefiting from the real comfort of receiving their customers and teams from head office from time to time. Finally, we have companies who come to us to <strong>find flexibility<\/strong>We've also seen a number of new employees, who have arrived with four and left with thirty, or who, because the year has been a little difficult, have scaled down their workforce depending on the level of activity. As there is one month's notice to return a job, everything is variable.<\/p>\n<h3>Will other Deskopolitan stores be opening soon?<\/h3>\n<p><strong>P. C. -<\/strong> Our ambition is, of course, to open others. I hope we'll be lucky enough to find sites that will allow us to have as diverse a programme as we have at Deskopolitan Paris Voltaire. In Paris, however, we have to admit that it's quite difficult. As we consider ourselves to be <strong>coworking artisans<\/strong>As a result, we take the liberty of choosing our location projects sparingly. Especially as we don't have the clout of WeWork, Nextdoor or Spaces. In the short term, we are going to concentrate our development on <strong>in Paris<\/strong>But we're not ruling out the possibility of going further afield in the longer term.
