Germany

Kennedy 89 - Frankfurt (open)

At the turn of the year, the Hyatt group added a new address in Frankfurt, even before the opening of a 189-room and studio Hyatt House on Goetheplatz in the second quarter of 2026. At the end of December, the Kennedy 89 hotel welcomed its first guests. The name of this new member of the Unbound Collection luxury brand says a lot about its location - on the corner of Kennedy Allee, in the chic district of Sachsenhausen - but also about its atmosphere, a contemporary reminder of the 1960s, when the American president visited the German financial capital. The new hotel has 180 rooms - including the largest inventory of suites for a hotel in the city, with 69 - each with a private balcony and all with kitchenettes for longer stays. With a restaurant serving Levantine cuisine, a lounge bar and soon a rooftop bar, the Kennedy 89 has much more to offer business travellers, in addition to two meeting rooms, each of which can be divided in two.

Novotel and ibis Styles Hamburg HafenCity (end of year)

A long-awaited combo for a hotel complex with 172 rooms for Novotel and over 450 rooms for the budget and design brand ibis Styles. The two Accor brands will thus be working together to revitalise HafenCity as part of the development of the Überseequartier, a new cultural, gastronomic and commercial hub on Hamburg's waterfront.

Althoff Dom Hotel - Cologne (summer)

This flagship hotel in Cologne, a member of Leading Hotels of the World, is set to reopen its doors in the middle of the year after a long renovation phase. The hotel, which is next door to the cathedral, cannot boast as long a history as the cathedral itself. But all the same: the first hotel to open on this site dates back to 1840, when it was frequented by William II, before being rebuilt after the destruction caused by the Second World War. Business travellers will soon return to this luxurious and practical base, located 300 m from the station, offering 130 rooms and suites and meeting rooms, all complemented by five bars and restaurants, including a signature rooftop restaurant.

Hungary

St. Regis Budapest (spring)

Built in the early 1900s at the request of Archduchess Clotilde of Austria, Klotild Palace, whose eclectic style oscillates between neo-Baroque and Art Nouveau, had already been converted into a hotel in the early 2010s, after many years of renovation, to become a Buddha Bar. Closed since 2019, the establishment will rise from its ashes to welcome a luxurious St Regis, which will offer travellers 63 rooms and 39 suites, including the signature Klotild Tower suite and a presidential suite. Spa with indoor pool, restaurant, cocktail bar: in addition to these features, the St. Regis Budapest will offer an exclusive setting for business meetings with a boardroom, three meeting rooms and, for special events, the 72 m² Elisabeth Room.

Puro Budapest (during the year)

This year, the Polish group Puro will be making its debut outside Poland, in Prague and Budapest. Already making an appearance in Poland's major cities, its contemporary, top-of-the-range hotels, based on a refined Scandinavian design, will be deployed in the 6th arrondissement of Budapest.^e The hotel is located in the heart of the Hungarian capital, near Andrassy Avenue and the Opera House, with 120 rooms and suites.

Netherlands

Mandarin Oriental Conservatorium Amsterdam (beginning of year)

Just like the Lutetia in ParisThe Conservatorium Hotel officially changed its name to Mandarin Oriental on 1 January.^er The hotel was opened on 1 January, as part of a partnership between the luxury group and its owner, a subsidiary of the Lavrov group, founded by Israeli billionaire Alfred Akirov. Located in the Museum District, this five-star hotel has been revisiting a historic building dating back to 1897 since 2011, a former music conservatory reimagined by architect Piero Lissoni in a contemporary, minimalist style. The Asian-style luxury of Mandarin Oriental is part of this setting, offering business travellers 129 rooms and suites, six meeting and event rooms, a spa and an Asian-inspired bar-restaurant, Taiko. At the heart of the hotel's evolution, the Mandarin Oriental Conservatorium will soon be home to an Ottolenghi restaurant.

Kasteel Gemert Eindhoven, Curio Collection by Hilton (end of year)

Just a few minutes from Philips' home town of Eindhoven, this future Hilton Group hotel is a far cry from the world of new technologies. Housed in a castle dating from the XIV^e This historic building, redesigned by designer Piet Boon, is now ready to welcome 56 bedrooms, two restaurants and meeting rooms. For timeless seminars.

Czech Republic

Swissôtel Mariánské Lázně (start of year)

Since this winter, Swissôtel, part of the Accor Group, has been offering a hotel in the heart of one of Europe's most prestigious spa towns, in Mariánské Lázně. In other words, for Alain Resnais fans, in Marienbad. And it has done so by transforming a group of five historic buildings into a 125-room hotel, including 23 suites, with a focus on well-being, in keeping with both the destination and the Swissôtel DNA. The hotel also has five meeting rooms for business groups.

United Kingdom

Waldorf Astoria London Admiralty Arch (during 2026)

Without doubt the opening of the year. Both because of the location of this new star of London luxury, at the end of the Mall, just opposite Buckingham Palace, and because of the historic significance of the place that houses it. This is Admiralty Arch, the former residence of the leading figures in the British Admiralty, from Mountbatten to Churchill. This listed monument has been restored to accommodate a Waldorf Astoria with 100 rooms and suites, designed by Archer Humphryes. The food and drink on offer will be worthy of the place, overseen by multi-starred chefs such as Daniel Boulud and Clare Smyth, an honourable Member of the Order of the British Empire. For exclusive meetings, the Waldorf Astoria London Admiralty Arch will offer a collection of exclusive event spaces, including a ballroom for up to 300 people.

Cambridge House (spring)

Behind both the future Waldorf Astoria and Cambridge House are the same wealthy investors, the Reuben Brothers, masters at converting listed monuments into luxury hotels. In the case of Cambridge House, this Auberge Resorts Collection establishment revisits the former military club The In and Out Club, frequented by army and navy officers and the British court since the mid-19th century.^e century, led by Queen Victoria. Located on Piccadilly, this building, built in the 1750s as the private residence of the Earl of Egremont, is being transformed into a 102-room hotel by designers Jean-Louis Deniot and Laura Gonzalez. Numerous event spaces and restaurants are planned, including Major's Grill, a brasserie revisiting the former VIP club ballroom.

The Newman (beginning of the year)

Oscillating between Victorian architecture and Art Deco style, this new luxury boutique hotel offers chic and timeless hospitality, signed by the Lind + Almond design studio. Located in the creative district of Fitzrovia, this future member of Preferred Hotels' Legend Collection pays tribute to writers and poets of the past through its 81 rooms and suites, including a vast penthouse suite with private terrace. In addition to a wellness floor, business travellers will find a brasserie and a cocktail bar in the basement, the Gambit. For intimate events, the Newman also has two private dining rooms.

Six Senses London (beginning of the year)

It was once a department store, Whiteley's Temple of Shopping. Now it will be a grand hotel under the impetus of architects Foster+Partners and the Six Senses brand, part of the IHG group. Dating back to the early^e In the 19th century, this Art Deco landmark in West London was reinvented to welcome a new urban establishment from this luxury wellness brand. The hotel in Bayswater will feature a spa, 109 rooms and suites and 14 private residences. On the food and beverage front, Six Senses London will also be offering Whiteley's Kitchen, Bar and Café. In true British style, it will also offer a club reserved for its members and hotel residents, Six Senses Place. For intimate business meetings.

St. Regis London (summer)

The luxury St. Regis hotel is preparing to make its London debut in the chic Mayfair district, replacing the former Westbury. Nearly 200 rooms, including around sixty suites, are expected to be created as part of the refurbishment begun a few years ago, along with a signature restaurant, a jazz club and a spa.

Hyatt Regency London Olympia (spring)

The metamorphosis of one of Europe's oldest exhibition venues. The historic Olympia Exhibition Centre, which opened in the 1880s in the Hammersmith district, has undergone a trendy transformation to bring it into the 21st century. A 3,800-person music stage and a theatre, the first to be built in London for 50 years - both with British Airways as naming partner - 25 options for eating and drinking, an office building and still a conference centre: this ambitious redevelopment project is exploring all avenues, including accommodation. And while CitizenM, now owned by Marriott, will be opening a 146-room design hotel, Hyatt Regency will be adding to its hospitality offering at the end of May. A contemporary hotel with over 200 rooms and three meeting rooms. The American group will also be adding a Hyatt Place hotel at the end of the year, in the Paddington district.

Hotel Indigo London K West Shepherd's Bush (spring)

Bowie, Hendrix, Bob Marley: they all frequented it, when it still housed the BBC Kensington House recording studios. This emblematic site in the Shepherd's Bush district of West London is about to undergo a change of tempo under the direction of the lifestyle brand Hotel Indigo, part of the IHG Group, to become a top-of-the-range hotel with 231 rooms, some overlooking the garden, and enhanced by a spa and a lively bar-restaurant.

Lyf Chelsea - Glasgow - Manchester (current 2026)

Already present in Paris, Vienna and Frankfurt, the Lyf brand from the Ascott group - the world leader in extended-stay hotels - is preparing to make a big move into the UK this year, with three establishments expected in London, Glasgow and Manchester. In the UK capital, the coliving brand is getting straight to the point with the conversion of a hotel adjacent to Stamford Bridge stadium, home of the prestigious Chelsea Football Club. In Manchester, the Lyf brand will be showcasing its contemporary hospitality in a Brutalist setting dating back to the 1960s, in a hotel recently rebranded as Mercure. The transfer of power between the brands of the Ascott and Accor groups will also apply to the arrival of Lyf in Glasgow.

Delano London (end of year)

Playing on the resonance of a flagship hotel in Miami Beach, the Delano lifestyle brand is setting out to conquer the world's major destinations. After Paris and Dubai, and before New York, the Ennismore brand, and through it the Accor group, will be opening in London, a stone's throw from Kensington Gardens and Hyde Park. With a minimalist design behind its stucco and red brick façade, a restaurant and exclusive shops, the Delano London will be displaying its sense of sophisticated hospitality. In addition to 67 rooms and suites, the hotel will feature a bar reinterpreting that which made the Delano Miami famous, the legendary Rose Bar. Located in a speakeasy-style basement, the Rose Bar will offer a vast choice of cocktails, 290 m² of lounges, meeting rooms and private dining rooms, as well as areas reserved for live music, which can be modulated into festive spaces.

Sweden

Ruby Hotels - Stockholm (during the year)

The German lifestyle brand Ruby Hotels, recently acquired by the IHG Group, is setting its sights on Scandinavia with a planned opening in the heart of Stockholm, on the island of Kungsholmen. Just a stone's throw from the Fridhemsplan metro station, the hotel will offer 187 rooms and, as befits a lively lifestyle, a range of facilities. Later this year, new Ruby Hotels are also due to open in Edinburgh and Rotterdam.
