
International Workplace Group (IWG) is not far off the 4,000 mark worldwide. In 2024, the world's largest operator of hybrid work solutions added 624 new spaces to its network, for a net growth of 475 sites. The counter at the parent company of Regus and Spaces thus stood at 3989 business centres at the end of last year, for a million 'rooms' - i.e. 7m² workspaces - in 120 countries.
This figure, achieved in the 35 years since the first Regus Avenue Louise opened in Brussels in 1989, confirms IWG's position as a major, and very major, world leader. The number of openings last year alone exceeded the entire offer of its main competitor, WeWorkIndustrious of the US and Servcorp of Australia are distant challengers, with just over 150 sites.
Even though companies, particularly in the United States, are pushing for a "Return to Office", demand for hybrid working continues to accelerate, driven both by developments in office property and employee expectations. According to an IWG study, 9 out of 10 CEOs surveyed felt that the hybrid model had enabled them to substantial savings7 out of 10 have noticed an increase in the satisfaction of their employees, who can divide their time between working in the office, teleworking from home and working in easily accessible third-party locations on the outskirts of major cities or in smaller towns.
At a time when demand for traditional office space is falling, many landlords are turning to IWG to review their offering, drawing on its portfolio of 18 brands and its iconic Regus, Spaces, HQ and Signature names, among others. All of which opens up new prospects for growth, with the flexible working space sector set to become a major player in the coming years. grow by 600 % by 2030 according to estimates quoted by IWG. Last year, IWG signed 899 new centres, bringing the total pipeline to nearly 1,200 worldwide.
In this context, France remains key to IWG's development in Europe, as its third largest market on the continent. fter opening 14 new sites in France in 2024, IWG plans to open around thirty by 2025. As elsewhere in the world, the group is the sector leader, with 140 outlets in France at the beginning of March.
Since then, others have been added. IWG has just opened an eighth address in Lyonthe Regus Lyon Quanta, in a district surrounded by medical centres in the 8th arrondissement of Lyon.e arrondissement, in addition to Spaces inaugurated last year in the To-Lyon towerRegus Marignane Floricity, adjacent to Part Dieu station. At the end of March, a new business centre also opened its doors not far from Marseille-Provence airport, the Regus Marignane Floricity, with Airbus as its direct neighbour.
For its part, its HQ brand has set up in Rezé, in the immediate vicinity of the Marché d'Intérêt National de Nantes, as well as in Nantes. Bobigny. Also in the Paris region, Spaces has been added in Paris, near the Cambronne metro station, offering 365 private offices, 18 dedicated coworking spaces and 42 rooms. This 35e site in the capital is complemented by around forty others in the suburbs. This is a key region where IWG can also count on its partnership with property manager Perial AM to extend the Factories workspaces, designed to be integrated into luxury or office buildings. After an initial launch at Le Bourget, the first of these will be in Levallois, Malakoff and Saint-Priest, near Lyon.
