Alongside the development of major new coworking spaces, such as Spaces in the To Lyon tower, IWG is adding another string to its bow to strengthen its network in France, and in the Paris region in particular. Owner of the Regus, HQ, Signature and Spaces brands, among others, the world leader in shared workspaces has just opened the first site of its new offering, called "Factories by Perial AM & Regus".
Announced last year and designed in partnership with property manager Perial Asset Management, this brand sees the integration of flexible workspaces in buildings managed by Perial AM. In this case, the Factories site occupies at Le Bourget the second floor of a building located at the heart of an HQE and BREEAM Very Good certified complex. The 1,787 m² space can accommodate up to 230 people, and includes not only workstations but also three meeting rooms, a business club and a space for collaboration and exchange.
Although Le Bourget has a certain resonance with international business travellers, and its economic ecosystem is driven in particular by the aeronautics industry and major groups, the first Factories site is designed above all to host professionals from the Ile de France regionin response to the growing demand for hybrid local working.
Not having to travel to Paris every day, but still being able to get to the centre of the capital quickly for a meeting, limiting commuting and relieving traffic congestion, and giving a new impetus to local communities: these are the virtues of workspaces that are rooted in their local areas, on the outskirts of major metropolitan areasare many and varied. And in tune with the times.
" Taking into account environmental, social and governance issues is an essential pillar of the spaces and places that are deployed in this way. The FACTORIES offer also aims to revitalising regions including hybrid residential, office and tertiary uses" said Loïc Hervé, Deputy Managing Director of Perial AM. A manager who also sees this as a way of offering more services to tenant companies while at the same time boosting building occupancy levels.
" The early days of coworking were predominantly urban, the future of flexible working now lies in the suburbs" explained Christophe Burckart, Managing Director of IWG France, when the partnership was announced last year. As part of the partnership, around ten "Factories by Perial AM & Regus" sites are due to open in Greater Paris in the first instance, with around fifty expected in the medium term.
It should be noted that the idea of this local service is not entirely new, since IWG joined forces with the Caisse des Dépôts and Orange in the middle of the last decade to create the Stop & Work networkThe brand is wholly owned by IWG.
